What does a new roof cost in Austin?
Price follows the deck, not the shingle. A tear-off on a sound deck sits at one number, and every sheet of rotten decking underneath moves it. Nobody can see that from the street, which is why a phone quote is a guess.
We measure the deck on the site visit and write one fixed price. If we find rot under the old shingle, the estimate already says what a sheet costs, so nothing is invented halfway through.
Why do two quotes for the same roof differ by thousands?
Read what each one leaves out. The cheap bid is usually the same shingle laid over old decking, with the tear-off, the permit and the disposal moved into a change order you sign once the crew is already on the roof.
Do you take payment before the work starts?
No deposit on a standard replacement. You pay when the roof is finished, inspected and signed off by you, not before.
What can move the price after the estimate?
Decking, and nothing else. Every other line is fixed in writing. The estimate states the price per sheet before we start, and we photograph each sheet we replace so you can count them yourself.
Can I split the payment?
One payment when the job is signed off. No deposit, no staged billing, no third party. If the number does not work this year, we tell you which part of the job can wait and which part cannot.
Does a new roof add value when I sell?
Buyers do not pay extra for a new roof, they walk away from an old one. A roof past twenty years shows up in every inspection report and comes back as a price cut at closing. Replacing it before you list removes the line item.
Timing and scheduling
How long does a roof replacement take?
Two to three days on site for a standard Austin home, weather permitting. Tear-off and dry-in happen the same day, so the deck is never left open overnight, and the site is swept before the crew leaves each evening.
How far out are you booking?
Four to six weeks. We run one crew, which is why the men who start your roof are the men who finish it, and why we cannot start on Monday.
What happens if it rains in the middle of the job?
If the forecast turns, we do not tear off. A half-open roof in an Austin storm costs more than a lost day. Once the tear-off starts, the deck is dried in the same day, every day.
How fast can you come out for an active leak?
Same week, usually within 48 hours. We tarp first and quote after. A leak that sits gets more expensive every day it sits.
Do I need to be home while you work?
No. We need the driveway and one outdoor outlet. Most owners leave for work and come back to a swept yard and a magnet run over the grass.
Materials and options
Architectural shingle or standing seam metal?
Shingle lasts twenty-five to thirty years here and costs about half. Metal lasts fifty and takes hail better, but it only pays back if you are staying in the house.
How long will a new roof last in this heat?
Twenty-five to thirty years for architectural shingle, fifty for standing seam metal. Sun ages a roof in Central Texas faster than rain does, which is why ventilation matters more here than the brand on the bundle.
Will I need new decking?
Only where it is soft. We walk the deck after tear-off and replace it sheet by sheet. On a typical Austin home that is two to six sheets, and the price per sheet is in the estimate before you sign.
Can you roof over the old shingle?
We do not. A layover hides the decking, traps heat against the new shingle and shortens its life. Every job we take is a full tear-off.
Does ventilation really matter?
A roof without airflow cooks itself from underneath. We check intake at the soffit and exhaust at the ridge on the site visit, and we say plainly if the current setup is the reason the last roof did not reach its age.
Permits and warranty
Do I need a permit for a tear-off in Austin?
Yes, and we pull it. The permit is inside the fixed price, not a line that arrives later, and we schedule the city inspection ourselves.
What does the ten-year workmanship warranty cover?
Anything we installed wrong, for ten years, in writing on our own paper. The shingle carries its own manufacturer warranty on top of that, and the two are separate documents you keep.
Are you licensed?
State licensed since 2014, License #TX-104829. Ask every roofer you talk to for the number and check it before you sign anything.
What happens if the city inspection fails?
We fix it and we pay the re-inspection. It has not happened on a replacement, and it would not land on your invoice if it did.
Does the warranty transfer if I sell the house?
Yes. The workmanship warranty follows the roof, not the owner. Hand the paperwork to the buyer and it keeps running for the rest of the ten years.
Problems and repairs
Can my roof be repaired instead of replaced?
Often, yes. A roof under fifteen years with damage in one plane is a repair, and we say so even though the replacement is the bigger job for us.
How do I know if hail did any damage?
You usually cannot see it from the ground. Look for granules washed into the gutter and dents on the soft metal, the vents and the flashing. We walk it and photograph what we find.
There is a stain on my ceiling. Is that the roof?
Not always. Half the stains we are called out for come from a bathroom fan or a condensation line in the attic. We rule both out before we quote a roof.
What do you do about the gutters?
We detach and reset them during a roof replacement at no extra charge. If they are already failing we quote them separately, so the roof price stays a roof price.
